Enter the Green Building Index (“GBI”), which is a reputable green rating system to encourage sustainability in the built environment, enhance public knowledge of environmental issues, and foster a sense of responsibility for future generations. Developed by Pertubuhan Akitek Malaysia (“PAM”) and the Association of Consulting Engineers Malaysia (“ACEM”), GBI has the support of all the professional institutes, relevant government agencies and the building/property industry. It is the country’s first comprehensive rating system for evaluating the environmental design and performance of Malaysian buildings based on six criteria: Energy Efficiency, Indoor Environment Quality, Sustainable Site Planning & Management, Materials & Resources, Water Efficiency, and Innovation.

A green building focuses on increasing the efficiency of resource consumption - energy, water, and materials - while minimising the building’s impact on human health and the environment throughout its lifecycle. This is accomplished through improved siting, design, construction, operation, maintenance, and removal. In accordance with the GBI evaluation system, points are awarded for achieving and adopting environmentally friendly features that exceed existing industry standards. In addition, GBI is a rating system that integrates the most recent internationally acknowledged best practises in environmental design and performance. Buildings are rated Platinum, Gold, Silver, or Certified based on specific standards established by the GBI body. This does not end after the building is completed; buildings must be re-assessed every three years to preserve their ratings. This guarantees that buildings are properly maintained.

Despite the fact that GBI is voluntary and not mandated by law (unless specifically required by a local authority), given that buildings contribute significantly to greenhouse gas emissions during their long lifespans, all buildings should seek green certification. There are numerous benefits, including operational cost reductions and an improved working environment for everyone. With its “Garden Living in the City” theme and sustainable design, Tropicana Gardens is consistent with Tropicana’s approach to the environmental, social, and governance (“ESG”) principles, as demonstrated by its Gold GBI certification for three residential towers and Silver certification for other components, as well as GreenRE Silver certification for Edelweiss SOFO & Serviced Residences, Tropicana Gardens.

Sustainable features include low-emissivity glass in the development’s façade, LED lighting fixtures, rainwater harvesting and regenerative lifts. Tropicana Gardens Office Tower also features Greenguard-certified interior fixtures and finishings, including laminates, carpets, flooring and vinyl, promoting a healthier working environment and well-being for tenants and staff through the reduction of volatile organic compound (“VOC”) emissions. Tropicana Gardens was also recently honoured with the coveted international 5-Star Award in the Best Mixed Use Development Malaysia category at the International Property Awards 2022-2023 held at the Sheraton Grand London, United Kingdom.
