TROPICANA Corp Rhd will launch the next phase of Tropicana Gardens in Kota Darnansara, Selangor, in September, following up its recent Tropicana Collection Campaign which chalked up over RM600 mil in sales. Phase 3 will involve two blocks of 42-storey serviced apartments, expected to be sold ai over RM1,200 per sq ft (psf), according to a source.
He expects sales for the new phase to contribute to the company's 2014 sales target of bettering 2013's RM2.17 bil. "If the previous launches are any indication, the latest phase of Tropicana Gardens should be well-received/' he says.
The integrated mixed-development s Phase 2 Bayberry Residence followed its Phase 1 counterpart, Arnica Residence, which was sold out within two days of its special preview. Many have since been waiting in anticipation of the next phase, according to the source.
The property is in the bustling, established area of Persiaran Surian, Kota Darnansara, and is slated to be the latest urban hub in I he area, serving residents of the nearby Tropicana Indah Resort Homes as well as its surroundings.
Tropicana Gardens has a gross development value (GDV) of RM1.8 bil and small-office-home-offices (SOHOs). occupies 6.88ha. "However, only 5.67ha will be developed for the time being. The company has helf back 1.21ha for future development," says the source.
The development has been carefully laid out to feature a pedestrian mall lined with palms, to exude a tropical-resort feel. In addition, it has a mix residential areas, a cinema in the mall, a hotel, offices and small-office-home-offices (SOHOs).
A unique feature will be its underground traffic system that leads to Sunway Giza and Sunway Nexis on the opposite side of the road. A widened access road is expected to ease traffic flow, while the ongoing MRT project will have a station directly linked to the development.
