Developer takes advantage of green hills and valleys of former golf and country club

PEOPLE from the countryside often move to towns in search of greener pastures. Considering that in this "progressive" age, this venture more often than not leads the seeker away from green meadows towards concrete terrains, this is an oxymoron. Realising this predicament, developers lave been providing greener grounds to build living areas with a more rustic charm.

One of them, Tropicana Corp Bhd (Tropicana), is literally building on green fields by constructing on the former site of Kajang Hill Golf and Country Club. Known for being a pioneer of resort-thomed developments in Malaysia, this is Tropica-na's first foray into Kajang.

Branded as Tropicana Heights, the development is set within 199 acres of freehold land crowned by tree canopies and carpeted by green grass. In addition, 16 acres have been dedicated to a Central Park with tracks for walking, jogging and cycling around a 750-metre linear lake.

The first phase of Tropicana Heights, dubbed Fairfield Residences, has been launched recently. Spanning 29 acres, it comprises 289 units of double-storey ter-races and 91 units of exclusive three-storey terraces, all safeguarded within a single entry and exit in the compound, A total of 60% of the units have been taken up so far.

Each of the two and three-storey units come in two types of layouts, which are 2,170sq ft and 2,135sq ft; and 2,947sq ft and 3,105sq ft, respectively. It aims to create ample and comfortable liv ing space for families with private gardens, parks, and pedestrian walkways while maintaining the values of a bucolic neighbourhood within a mere stone's throw away from the growing Kajang town.

Besides the Central Park, residents are provided with a host of facilities including a children's playground, a par course, a multi-purpose lawn, a basketball court and a park lane. The area of repose is enhanced by a cascading waterfall and a picturesque lily pond.

Connectivity wise, the development is served by three highways, namely the SILK Highway, North-South Highway and Cheras Kajang Highway. The Mass Rapid Transport (MRT) and KTM stations also add more convenience and destinations into the residents' radar.

''We are excited about the launch of Tropicana Heights here in Kajang, one of the key areas identified by the Economic Transformation Plan's development of Greater Kuala Lumpur. With its population growing close to nine per cent per annum due to migration, it is one of the highest- density economic centres, which will be well-connected via the new transport integration system; the MRT and Light Rail Transport (LRT)," said Da-tuk Dickson Tan, Group "fn addition, it is also part of the plan to transform Greater KL into one of the 20 most liveable metropolises globally as it is well-positioned for further economic growth. We believe that with the development of Tropicana Heights, we will add to the economic growth of the area," he added.

His view is supported by the latest report by the local The project offers a picturesque lake with jogging and walking tracks authority's Department of Statistics which registered a total district population of close to 800,000 in Kajang, forming a significant \5% of Selangor's population. The agricultural town has caught the eyes of many home-seekers looking for affordable housing on the outskirts of Kuala Lumpur. The number has been increasing over the past years as the town gradually becomes host to a growing number of people migrating to the big city and looking for inexpensive dwellings at the periphery of KL.
